What it is

A Contractor's Game Plan — Not a Surprise.

The TRE (Transaction Readiness) Report is a general contractor's repair plan and estimate. We walk your home, recommend the repairs and improvements worth making before you list, put them in priority order by what matters most to buyers and lenders, and price each one — the same way we'd scope and quote any project. It's a game plan for getting the home market-ready, not an evaluation of its condition.

This is NOT a home inspection. It's a contractor's repair proposal and estimate — the work we'd recommend and what it costs — not a professional opinion on the condition of your home's systems. It is not performed by a licensed home inspector, involves no testing, and does not certify code compliance (Indiana IC 25-20.2). It does not replace a licensed home inspection.

Once you approve the scope and the price, we complete the work now and get paid at closing — with payment issued by the title company from your sale proceeds. The home shows its best without cash out of pocket, nothing happens without your sign-off, and the $249 plan fee credits toward the work.
